Role Overview
The Development Analyst will help to advance Shift’s mission to build just and equitable communities by supporting transactions to acquire and/or develop a range of impact projects, including mixed-use, mixed-income projects. The Development Analyst will work across a variety of Shift projects and will interact with public and private financing partners. Primary responsibilities focus on modeling impact real estate projects with a range of subsidy programs, supporting financing due diligence and closing processes, and completing a range of analytical tasks to guide executive decision-making and optimize project performance. Other responsibilities will include supporting Shift teams and executives on a variety of impact and value creation initiatives across the Shift portfolio. The role will require a combination of critical thinking, self-initiative, interest in impact real estate and finance, and a collaborative mindset to work across teams and with external partners.
Responsibilities
- Track implementation of business plan after transaction closing and work with team to resolve challenges
- Working with the Shift network of partners to identify and assess potential deal opportunities, including compiling historical performance and market research to build projections; identifying risks and opportunities based on review of due diligence materials; evaluating opportunities to renew or leverage new federal, state, and local subsidy to maximize project impact; and providing analyses for project structuring decisions
- Research subsidy programs and identify potential government and co-developer partnerships for impact projects; prepare subsidy applications and proposals (e.g., transit-oriented development loans / grants, green retrofit and sustainability loans / grants, affordable preservation subsidies)
- Support the preparation of term sheets, offer letters, investment memos, closing summaries, and other transaction-related documents
- Support asset management of the portfolio, assessing property performance and opportunities to improve operations and create value
- Facilitate lender and investor due diligence to leverage financing and close transactions; compile lender draw packages and investor reports
- Track new financing covenants and metrics
- Collaborate cross-functionally with internal and external colleagues to optimize team efficiency and effectiveness
- Support executive team with transaction-related tasks and organizational initiatives (e.g., market research on impact real estate industry, presentations to external partners)
Your Qualifications
- Minimum 2 years professional experience
- Real estate experience preferred
- Quantitative analysis and Excel modeling skills required
- Tax credit experience (LIHTC, NMTC, HTC) is preferred
- Ability to think critically and work independently
- Self-initiative to learn, analyze challenges, and research solutions
- Strong organizational and time management skills
- Ability to work collaboratively with a variety of teams and stakeholders
- Interest in building expertise in impact real estate finance and project management
- Genuine interest in building more equitable communities and creating lasting impact
Compensation
